Patio Sealing

Patio maintenance can be quite the undertaking if not handled properly. Whether your patio is new or old, keeping up with regular patio repairs is the best way to make sure your patio remains intact for years to come. Figuring out where to start your patio repairs however can be a bit of a challenge.

From our years of experience in hardscaping and patio repairs, we know to always start with an old fashion inspection. Assessing basic repairs will always lead to finding more serious issues if they exist such as a sunken patio base or a chipped piece of concrete. Once the issue or issues have been analyzed, repairs can be handled relatively easily.

Patio Sealing Prep

In terms of keeping your patio durable and long lasting, we’d recommend patio sealing. It’s important to take the proper steps to ensure the patio sealing process is done correctly otherwise the patio seal will not be as strong and will eventually fail.

Before patio sealing can begin the first step is to clean the patio surface of all dirt and debris as well as any other stains or paints. Using a power washer is generally the best way to do much of the removal work however the surface must be completely dry before the patio sealing can begin. Once the initial patio sealing has begun, the best conditions are during mild temperatures where no rain is expected for at least 72 hours.

Once the initial patio sealing has dried, wash down the patio once again and let it dry. Apply the second layer and allow to dry for at least 36 hours before walking on the patio surface.

Brick Patio Sealing

For brick patio sealing, before the seal is applied, fill in the gaps with fine grade sand, sweeping any excess away or into any available crevice. Allow the base of the brick patio to dry from the previous cleanings and patio sealing can begin. Brick patio sealing is done through a spray compared to a roll on seal for concrete patios, but both require two layers. Be sure the sealant spray does not puddle as it can ruin all sealing efforts.
